Relief Likely For South Mumbai Tenants As Centre Moves On LIC Building Redevelopment

Mumbai: The long-pending issue of redevelopment of dilapidated and unsafe LIC buildings in South Mumbai is likely to see a breakthrough soon, bringing relief to hundreds of tenants living in precarious conditions. Union Finance Minister Nirmala Sitharaman has assured Maharashtra Cabinet Minister Mangalprabhat Lodha that a positive solution will be worked out at the earliest. Lodha recently met Sitharaman in New Delhi and discussed the urgent need to expedite the redevelopment of several ageing buildings owned by LIC and Dena Bank across South Mumbai.

Many of these structures, some nearly 90 years old, are in a severely deteriorated condition, raising serious safety concerns. Hundreds of tenants continue to reside in these buildings despite the risks, with the situation becoming more alarming as the monsoon season approaches.

For the past four years, Lodha has been consistently pursuing the matter with MHADA, LIC authorities and the central government. During his meeting with Sitharaman, he highlighted the hardships faced by tenants and the urgent need for intervention.

According to tenants’ associations, a major reason for the delay has been the prolonged process of appointing a Project Management Consultant (PMC), which is yet to be finalised. LIC officials have reportedly indicated that the process could take up to two years, further deepening concerns among residents.

Taking serious note of the situation, Sitharaman has assured that efforts will be made to resolve the issue within the next three months, offering hope for faster decision-making and implementation.

Meanwhile, tenants have put forward a set of key demands to safeguard their interests during the redevelopment process. These include immediate completion of the PMC appointment, provision of interim alternative accommodation in line with MHADA norms, and ensuring tenant participation in selecting experienced developers.

They have also demanded temporary suspension of rent for vacated buildings and insisted that no additional financial or legal burden be imposed on residents.

With growing pressure from tenants and renewed attention from the Centre, the redevelopment of these long-neglected buildings may finally gain momentum, potentially transforming living conditions for hundreds of families in South Mumbai.
